I Just Found Mold. What Do I Do First?

What should I do in the first hour after I find mold?

Stay calm and keep the area closed. Then work through this short list.

  1. Stop the water if you can do so safely, such as shutting off a supply valve.
  2. Shut the door and keep fans and the air conditioner from blowing toward the area.
  3. Take clear photos with something in the frame for scale, such as a coin or a tape measure.
  4. Do not scrub, sand, or spray the mold.
  5. Write down when you first saw it and anything that got wet recently.
  6. Contact a professional for an inspection.

Should I tear out the moldy drywall myself?

Usually not. Cutting into a wall releases dust and spores into the room and may also spread them through the air conditioning system. If the moldy area is bigger than about 10 contiguous square feet, Florida generally requires a licensed company. Even for a small patch, you risk missing the wet material behind it.

Is it safe to stay in the house while I wait for help?

It depends on how much mold there is, where it is, and who lives in the home. If the area is small and closed off, many people stay. Sleeping in the affected room is not wise, and anyone with asthma, allergies, a weak immune system, or an infant should talk with a doctor. Staying with family for a few days is a reasonable choice when the mold is large or in a bedroom.

How do I know how far the mold goes?

You cannot tell from the surface. Mold on paint often means wet drywall, insulation, or framing behind it. A technician measures moisture around the stain to find the edges of the wet area, and sometimes opens a small inspection cut. That tells you how much really needs attention.

Mold Keeps Coming Back

I cleaned the mold and it came back in a few weeks. Why?

Because the moisture is still there. Wiping removes what you can see, but spores are already in the air, and any damp surface can grow mold again. Look for a slow leak, condensation, a clogged air conditioning drain, or humidity that stays high. Fix the water first, then clean.

Why does mold return in the same corner or closet?

Corners and closets have weak airflow and cooler outside walls, so moist air settles there. Furniture pushed against the wall makes it worse. Pull items away from walls, keep closet doors cracked open, and check the wall for a leak or a cold spot. If it keeps returning, have the wall's moisture measured.

I painted over the mold and the stain bled through. What now?

Paint does not dry a wall. It hides the stain while the mold underneath keeps growing. The paint needs to come off the affected area, the cause needs to be found, and the material needs to be cleaned or replaced. Then the area needs to be dry before it is primed and painted again.

Will a mold-blocking primer fix it?

A mold-resistant primer can protect a clean, completely dry surface. It cannot stop mold that is already growing, and it cannot fix moisture inside the wall. Think of it as a finishing step, not a cure.

Can mold come back after professional remediation?

It can if the water source is not fixed. That is why a good job includes finding the source and telling you what to repair. If the cause is corrected and the space stays dry, the chance of a repeat goes down.

Smells, Stains, and Hidden Mold

My house smells musty but I cannot see any mold. Where is it?

Start with the usual hiding places.

  • Under sinks and around dishwashers and washing machines
  • Around the air handler, closet, and ceiling near vents
  • Behind furniture on exterior walls
  • Inside closets with closed doors
  • Attic access and upstairs bathrooms
  • Window and sliding-door frames

A technician can measure moisture in walls and ceilings to find the damp spot even when nothing is visible.

My air conditioner smells musty when it turns on. Is that mold?

It might be. The causes include a clogged drain line, a wet drain pan, damp insulation, or sweating ducts. Replace the filter, check that the drain line flows, and ask your air conditioning company to inspect the system. If the ceiling or wall near the air handler is stained or soft, call us. Cleaning the duct system itself is an air conditioning trade.

Is that stain mold or just dirt?

You cannot reliably tell by eye. Mold can be black, green, white, gray, or brown, and dirt, soot, and water stains look similar. The better clue is behavior. Stains that spread, return, smell musty, or sit on a damp area are suspect.

There is a brown ring on my ceiling. Is it mold?

A brown ring is usually a water stain from a leak above, such as a roof, plumbing, or air conditioning problem. Mold may or may not be present. Mark the edge of the ring with a pencil and check it in a few days. If it grows, the leak is still active.

Can mold grow behind new drywall or after a roof replacement?

Yes, if wet materials were sealed in. New drywall installed over damp framing or wet insulation can grow mold. A new roof also does not dry an attic that is already soaked. If you notice a smell after repairs, ask for moisture readings.

Home Remedies: What Works and What Backfires

Does bleach kill mold?

Bleach can lighten a stain and may affect mold on hard, non-porous surfaces. On drywall, wood, and other porous materials it does not reach the roots, and the water in it can feed regrowth. Never mix bleach with ammonia or other cleaners, because it can create dangerous fumes. For anything larger than a small patch, we do not recommend bleach as the fix.

Does vinegar kill mold?

White vinegar is sometimes used on light growth on hard surfaces. It does not dry the area or solve the moisture problem, and it is not a good answer for drywall, insulation, or large areas.

What is safe to use on a small patch of mold on tile or a window frame?

Wear gloves, eye protection, and a mask. Use detergent and water, scrub the hard surface lightly, rinse, and dry it thoroughly. Seal the debris in a bag. If it returns within weeks, there is a moisture cause you have not found.

Will a dehumidifier get rid of mold?

A dehumidifier lowers humidity, which helps prevent mold. It does not remove mold that is already growing. Use it after the cleanup to help keep the space dry, and keep humidity under 60 percent, ideally between 30 and 50 percent, as the EPA advises.

Can I just spray the mold and leave it?

Spraying a stain can make it look better while leaving the material damp. Spraying also does not remove dead mold, which can still bother sensitive people. Removal of damaged material and proper drying are what solve the problem.

Storms, Leaks, and Insurance

How long do I have before mold starts growing after a leak or storm?

The EPA says mold usually will not grow if wet materials are dried within 24 to 48 hours. In Sarasota's humid air, drying often takes longer. If something has been wet longer than that, check it for a musty smell and call for moisture readings.

My home flooded in a storm. What should be removed?

Porous materials such as carpet padding, insulation, and wet drywall are often removed. Hard materials like tile and sealed concrete can usually be cleaned and dried. Take photos before you move anything, and talk with your insurer. If water is still standing, a water mitigation company may need to start first.

Is mold covered by homeowners insurance in Florida?

It depends on your policy and on what caused the mold. Many policies cover mold only when it results from a covered event, such as a sudden pipe burst, and many include limits. Read your policy and speak with your agent. Florida also sets deadlines for reporting property claims, so report damage promptly. We cannot promise coverage.

What should I document for a claim?

Take photos and video of the damage before cleanup, keep receipts and repair invoices, save damaged items until the adjuster has seen them when it is safe to do so, and write down dates. A clear written estimate for the mold work also helps.

The power went out for days and the house smells. Is that mold?

It can be. Without air conditioning, indoor humidity climbs fast, and mold can grow on walls, furniture, and in closets. Open the home to dry air when the weather allows, restore the air conditioning, and check closets and cabinets. If you find spots or the smell stays, call for an inspection.

Living in a Home With Mold

Can mold make me sick?

Mold can irritate the eyes, nose, throat, and lungs, and it may cause symptoms in people with allergies, asthma, or weakened immune systems. We cannot diagnose anyone. If someone has symptoms that seem to improve when they leave the home, tell their doctor.

Is black mold more dangerous than other mold?

You cannot identify a mold by its color, and health agencies such as the CDC advise treating all indoor mold the same way: fix the moisture and clean it up. Our black mold remediation page explains this in more detail.

Do I have to throw away furniture, clothes, and belongings?

Not always. Hard items such as glass, metal, and sealed wood can usually be cleaned. Soft items like mattresses, couches, and heavily affected clothing are harder to save. Washable fabrics can often be laundered. For valuable or sentimental items, a content-cleaning specialist can help, and we can tell you if that is the right step.

Can mold spread to other rooms?

Yes. Spores travel through the air and on people, pets, and clothing, and the air conditioning system can move them around. Keep the affected room closed and avoid disturbing the mold until it is handled.

Will the smell go away after remediation?

Usually, yes, once the mold and the wet materials are gone and the space is dry. If a smell remains, there may be damp material nearby, a drain or duct problem, or items that still hold the odor.

Hiring a Mold Remediation Company in Florida

How do I check whether a mold company is licensed in Florida?

Ask for the license number, look it up on the Florida Department of Business and Professional Regulation website, and ask for proof of insurance. Florida regulates mold services under Chapter 468, Part XVI, and a license is generally required when the affected area is larger than about 10 contiguous square feet.

Do I need a mold test before remediation?

Not always. If you can see mold, you already know it is present. Testing can help with hidden problems, disputes, or when you want a written plan and an independent check afterward. In Florida, the company that tests cannot also do the remediation on the same project.

Why did two mold quotes come in so different?

The scopes were probably different. One quote may include containment, HEPA air filtration, removal of damaged materials, and drying guidance. Another may include only spraying. Ask each company for a list of what is included, then compare the same list.

What are red flags when hiring a mold company?

  • No license number or proof of insurance
  • A price over the phone with no inspection
  • A promise that your home will be completely mold-free
  • A plan that is mostly spraying, with no containment or moisture check
  • Pressure to sign right away
  • No explanation of how the moisture will be handled

Do you fix the leak and rebuild the wall?

No. We find the moisture source and tell you what needs repair. A plumber, roofer, or air conditioning company fixes the source. A contractor rebuilds walls, floors, and finishes. We can describe what each one should check.

What happens at the end, and how do I know the job is finished?

We walk through the work with you, and you can see the removed materials, cleaned surfaces, and moisture readings. If you want independent proof, a licensed mold assessor can perform a clearance check. We cooperate with them.

Condos, Rentals, and Selling

The leak is coming from my upstairs neighbor. Who pays?

The answer depends on your condominium documents and the cause. Notify your association or property manager in writing, take photos, and keep records. We can describe what we find so you can share it. If there is a dispute, speak with an attorney.

My landlord will not fix the mold. What can I do?

Send your landlord a written notice that describes the problem and keep a copy. Florida's landlord and tenant law sets repair duties and a notice process. A local legal aid office or an attorney can explain the steps for your lease.

I found mold during a home inspection. Can the sale still go through?

Often yes. A clear estimate for cleanup helps you and the other side make a decision. Florida sellers generally must disclose known problems that affect value, so speak with your real estate agent or attorney.

I am renting out a vacation home. How do I keep mold from building up between guests?

Keep the air conditioning on, set to hold humidity under 60 percent. Run bathroom fans, check under sinks and around windows between stays, and look at closets for odors. Ask the person who cleans to report any smell or stain right away.

Keeping Sarasota Homes Dry

I leave Sarasota for the summer. How do I keep mold out of my empty home?

Keep the air conditioning on and set so that humidity stays under 60 percent. Ask your air conditioning company to check the drain line before you go. Have a trusted person check the home every week or two, and leave closet doors slightly open. Turn off the water to appliances you are not using.

Can mold grow when my air conditioner is running?

Yes. A system that cools but does not remove enough moisture can leave humid air indoors. Sweating ducts, a clogged drain, and leaky return air can also wet materials. Check the humidity level with an inexpensive meter, and ask your air conditioning company about airflow and drainage.

How do I prevent bathroom mold in a room with no window?

Run the exhaust fan during every shower and for 20 to 30 minutes after. Make sure it vents outdoors and not into the attic. Wipe the walls and glass, and replace cracked caulk early.

What should I check after every big storm?

Look at ceilings for new stains, check around windows and doors for damp walls, and peek in the attic if it is safe. Check closets and baseboards for odors. Early action keeps a small problem small.
